Real estate fund "Right Bank Development Fund" managed by the investment management company "Lords LB Asset Management" begins the construction of a business center in the capital Constitution Avenue. The closed-end fund intended for informed investors announces that it has also chosen business center partners - Conres has become the general construction contractor of the project, and the contract for property rental mediation services has been signed with the company Colliers Baltics.

"The new business center will give life and energy to the future Constitution Avenue for development. In Vilnius, there is still a need for high-quality, representative and class A offices that create value for the entire city. In the new business center, we will offer Lithuanian and international companies quality and convenience", says Marius Žemaitaitis, fund manager of Lords LB Asset Management.

According to Sandra Jovaišaitė, head of Colliers Baltics mediation department, tenants of business centers are becoming more and more selective.

"Today, companies choosing a new office need both a good location and an infrastructure that would provide added value to their employees. In addition, the aesthetics of the interior and exterior of the building, the view from the window, are always appreciated. All this inspires the people working here, forms a sense of pride in their company. The newly developed business center meets all these criteria", says S. Jovaisaitė.

The future business center complex was designed by the well-known British architectural company RSHP LLP together with Unitectus partners in Lithuania. The list of objects they have designed includes such world-famous buildings as the Pompidou Art Center in Paris, the headquarters of the European Court of Human Rights in Strasbourg and the Millennium Dome in London, now known as the O2 Arena.

The construction project envisages that the future business center will consist of two laconic, unevenly overlapping rectangular volumes, which will be separated by a sunken fifth floor.

Ernestas Šeženis, the head of the general contracting company "Conres", which takes care of the construction, says that the new business center will stand out not only with modern architecture, but also with modern and sustainable construction solutions.

"The building will feature cantilevers of various sizes, the volumes of some floors will be "framed" by metal trusses, which will not only connect them, but also emphasize the architectural expression. We are glad that the customer appreciated the accumulated experience and the available professional team and chose our company for the implementation of this project. We intend to finish the construction works on time, at the end of 2025", says E. Šeženis.

Catering, shopping and service spaces are planned on the first floor of the new business center, and on the upper floors - office premises, where up to 1,5 thousand people will be able to work. workers.

Two underground floors of the building are provided for cars, where 340 parking spaces are designed. In addition, it is planned to install bicycle storage facilities and charging stations for electric scooters in the business center.

All the composite elements of the building will be connected by the planned atrium covered with a glass skylight in the middle of the business center. Vilnius residents and guests of the city will be able to enter it 24 hours a day.

Environmentally friendly solutions are planned in the A++ utility class building: smart engineering technologies that will help optimize costs, and a solar power plant installed on the roof.

In the future, the building is planned to be certified according to the international BREEAM system, aiming for an "Outstanding" rating in the new construction category.
