Near Constitution Avenue a seven-story business center with an underground part designed by the well-known British design company "Rogers Stirk Harbor + Partners" will be built. This week, the Vilnius city administration issued a construction permit for this project.
On the right bank of the Neris 60 years ago, architects were creating a vision of a skyscraper district. This idea is still being implemented today, and urban planners see this area as the new city center. Business investments in this area amount to several million euros. An exclusive 20-story building designed by the famous Daniel Libeskind architectural studio "Studio Daniel Libeskind" is under construction.
It is planned to build six-building administrative and residential buildings on Lviv Street, one of which will reach 22 floors.
The latest approved project in the skyscraper district is a seven-story business center with an underground part. The building was designed on a private plot next to the Best Western Vilnius hotel. It is currently here parking lot.
The project is implemented by UAB "Kvartalas". Design proposals were prepared by Unitectus UAB.
An architectural competition was organized to select the building idea. Six proposals were received, of which the builders and the expert commission of the Lithuanian Union of Architects liked the project of the British company "Rogers Stirk Harbor + Partners" the most. They are on a 64,3 a plot in Konstitucijos Ave. 14A designed a 7-story, 19,2 thousand sq. m business center with a two-story underground parking lot.
After comments from the public and specialists, some project decisions have been adjusted. The main idea of the building has been preserved - laconic, constructive volumes. However, the configuration of the ground floor volume has been changed so that the building accesses are in harmony with the area and buildings on the east side, prioritizing pedestrian traffic from the surrounding areas.
The console of the third floor was also raised, so that the outdoor spaces below it - both on the side of Konstitucijos Avenue and behind the building - would be cozier and more in line with the human scale.
On the first floor of the building, catering, shopping and service places are planned (cafes, restaurants, shops and a small conference center). Administrative rooms are designed on the upper floors. It is planned that about 1500 employees will work in the center.
The new business center will have spaces open to the public - a glass-roofed atrium. A large gallery is planned in the middle of the first floor, which will also be open to the public. On the fifth floor, there is an outdoor terrace with a view of the Neris River and the Vilnius skyline, accessible to the citizens.
The horizontal roof is planned to be planted with shillocks, as well as to install a solar power plant here, which would supply the building with electricity.
Currently, 18 different types of trees grow on the plot, including 6 invasive ones. Unfortunately, due to the planned construction of the underground part of the building, the designers do not find an opportunity to save them. Trees will be compensated according to the established procedure. It is true that a permit from the Municipality to cut protected trees will still have to be issued.
There are two underground floors of the building for cars. A total of 343 car spaces and 80 bicycle spaces are designed.
The builder also undertook to clean up the territory next to the planned building, which belongs to the state. Green areas will be formed in it, and pedestrian and bicycle paths will be installed.
