The real estate development company "Galio group" will still have to improve the planned block in the former territory of the "Audeja" factory in Vilnius, where offices, shops and residents will be located. The Vilnius Regional Architecture Council (RAT), which evaluated the updated project, approved it with reservations.
RAT believes that future office buildings would block the natural hills from various vantage points. In addition, the developer is offered to reduce the impact of future traffic flows and to install more public spaces.
The designer of the block - Aketuri Architektai, which is preparing the reconstruction project of the former factory according to the order of the Galio group company SUB projektai, requested the evaluation.
The council members agreed that the proposed division of part of the plot into two blocks is a more acceptable urban solution than the one shopping center previously planned here: residential houses are designed in the depth of the territory, and a shopping center and offices are designed closer to Drujos Street.
"Other solutions - functional connection with neighboring quarters and the immediate urban environment, traffic flows, architectural expression cannot be evaluated, because more detailed project solutions and their relationship with the environment are not provided," the conclusion reads.
Experts also pointed out that there are no public spaces in the blocks, the movement of the traffic serving the shopping center is unclear, and the proposed location of the ramp is close enough to residential buildings.
According to Aurim Martinkėnas, Director of Commercial Projects of Galio Group, the company will consider how to implement the conclusions of the RAT.
Galio Group and Aketuri Architektai teams are looking for solutions that respond to RAT and Vilnius city municipalities recommendations. Our priority is the harmonious integration of the project into the environment, so we will not use the maximum indicators of the detailed plan", said A. Martinkėnas to BNS.
According to him, 8 thousand are currently being designed. sq. reconstruction of an industrial building with an area of meters. It is planned to install about 10 sq. square meters of offices, about 6 thousand. sq. meters of retail space and approximately 14 thousand sq. square meters (about 230) apartments.
"We plan to develop it into several buildings, approximately 30 thousand. sq. meters multi-functional building, where the synergy of offices, shops and living spaces would create value for the modern city dweller", explained A. Martinkėnas.
According to him, the company manages a plot of about 2 hectares under the right of land lease. He did not want to disclose the expected investment.
"At the stage of preparing project proposals, it is too early to talk about investments, because neither the final area of the building nor the investments in the infrastructure are known," said A. Martinkėnas.
According to him, construction of the project could begin in 2022.
"Contractors will be selected by tender at the end of 2021 - beginning of 2022. However, before the tender for the contractor is announced, there is still a long way to go in terms of design and coordination of solutions and to obtain documents allowing construction," said the representative of Galio Group.
In March 2018, "SUB projektai" purchased the production and auxiliary buildings on Drujas Street.
