The planned office and housing project of the investment company "Lords LB Asset Management" fund in the former territory of the "Audeja" factory in Vilnius does not meet the architectural quality, urban integrity, sustainable development and other criteria, so it must be corrected.
This was decided by the Vilnius Regional Architecture Council at the end of January, after examining the request of the company designing the building "Unitectus".
"The project does not meet the criterion of urban integrity, because the scale of the blocks is too large and does not correspond to the blocks being developed next to it, the paving of Manufaktūr Street does not maintain the building line being formed, and there is also an insufficient connection of pedestrian flows with the surrounding urban context," the conclusion reads.
The Council also recommended that the purpose of the buildings should be clearly stated in the proposals, as in the "co-living" scenario, at least two purposes - hotel and residential - are intertwined, and they are subject to different legal requirements, for example, regarding the safe evacuation of people, health and hygiene, the composition of mandatory premises , the arrangement of the plot, the need for parking spaces, etc.
The developers of the project told BNS that they promise to take into account the architects' recommendations, adjust the project and continue coordination procedures with the city municipality.
"Our goal is to create an object of sustainable and high-quality architecture, and it is difficult to say whether this will affect our investments. The project is big and we will look for the best solutions together", Giedrius Bernotas, director of the "Vilnius City Projects" company of the "Lords LB Special Fund III" foundation, told BNS.
The "Lords LB Asset Management" fund is planning an office and housing project in the former territory of the "Audeja" factory in the capital, in which it plans to invest about 105 million. euros.
It is planned to build two 43,7 thousand square meters in the area on Drujas street. sq. meters of five-story office buildings and 25,7 thousand sq. meters total area of a six-building 5-7 storey housing building, where 452 one- to three-room long-term rental apartments and 56 flats would be installed.
Commercial premises for trade, restaurants, and services are planned to be installed on the first floors of office and residential buildings, a 669-space parking lot under the office building, and a 194-space parking lot under the apartment building.
"Vilnius City Projects" manages the majority of the factory territory sold to "Audejo" in early 2016 - a store and a furniture fabric factory operated here. Its previous managing company "VPH" planned 60 mln. project of the shopping center "Central Mall" worth EUR.
