Last week, the construction of a modern "Stock office"-type building with a total area of about 2000 m was officially completed in Savanorių Avenue, Vilnius.2. The concept of the multifunctional commercial project is three in one: commercial and administrative premises and a warehouse in one place.
Newly built building, Savanorių pr. 180B, divided into three autonomous units, in each of which the first floor is dedicated to the shopping area (about 190 m2) and storage facilities (about 300 m2), and offices will be located on the second floor (160 m2).
Although more "Stock office" type buildings are planned and already being built in Vilnius, the work was delayed by the prolonged global pandemic and the war in Ukraine. This building is the first to be completed and fully equipped. Stock office projects in the neighboring Baltic countries have been developed since 2015, but the market for such hybrid real estate objects in Lithuania is still growing.
"The idea of a facility with different purpose premises in one place arose about three years ago, when there were not many of them on the market, but the need was already felt - says Mantas Miseliūnas, director of UAB "MAD Holding" company, a long-time commercial real estate consultant. – The idea of a multi-functional modern object was formed: a solid, beautiful building that naturally blends into the linear Savanorių Ave. a building that is modern both in its architecture and in the interior layout and materials that are used in buildings typical of these times."
According to M. Miseliūnas, in such parts of the city, the prices of plots are high enough, so old buildings are often kept, trying to reconstruct or change them inside, but not necessarily renewing their facades. Most of the time, the buildings for this purpose are rather primitive - one-story, with overlapping roofs, resembling warehouses in appearance.
The new Stock office building is architecturally non-boring and modern - non-standard forms are chosen, life is brought by the uneven height of the building, as if reproducing waves. The object draws attention to itself, but is non-challenging, not eye-catching, because the design uses colors that match the environment.
"In this case, residents get a significantly more attractive building right at the entrance to the city." And if there were more such buildings on Savanorių Avenue, we would have a completely different view of that part of the city," says M. Miseliūnas.
He emphasizes that when choosing the type of building, the assessment was complex: market situation, location, environment, construction possibilities, infrastructure. "We see that companies are growing, their needs for space and convenience are increasing, and we are trying to respond to that." The "Stock office" building is intended for companies that provide retail or wholesale trade services, service, storage, and at the same time have employees in the administration, who need office space."
More than 2,4 million euros were invested in the realization of the project, its owner is UAB "Ri Invest", the construction manager is UAB "Esvalda". The first two buildings of the building have already been leased: one will house UAB Storent, a company engaged in renting construction equipment, and the other will house UAB Dictum, which sells fasteners, and the well-known supplier of office supplies UAB Eurobiuras.
